OCEANSIDE I BOARD AND MANAGEMENT NEWS

THE OWNERS GENERAL MEETING
At the owners meeting on January 16, Board President Mike Monin presented the annual president’s update.  The full report is on the Blog.  In summary:

For Oceanside I, 2012 was a relatively uneventful year, with Hurricane Sandy taking half of our dunes but leaving the building dry and intact.   The building is in great shape and the grounds look terrific.  Budgets were met and cost increases kept to a minimum thanks to Ted Blanchard’s management and Bob Hammond’s treasury oversight.  We continue to deal with several foreclosures which add to our expenses due to Florida statutes limiting the recovery of lost assessments.

We have been assured that our beach replenishment program will take place prior to the end of April.  A note sent out last month with details regarding this work is on the blog.  The schedule is not yet available, but we can be assured of a week or two of 24hr noise from equipment moving the sand which will replace that lost to Sandy and double the size of the dune.

Without doubt, the most notable change that will take place in 2013 for our building has to do with its management.  For the past dozen years or so, we have been the beneficiaries of the work of Ted and Barb Blanchard in our office as manager and administrator. They have both helped make this the best managed building on the beach!  The Blanchard’s have decided to ease their way into retirement.

We are working with a well regarded firm called Advantage Property Management for those tasks for the building that Ted and Barb have in the past.  We are grateful that Ted will continue in his role of managing the Property Owners Association.  In addition he will act as an invaluable consultant during our transition to Advantage.  He also intends to stay on for his duties as “unit checker” for more than 30 units in our building.  We are extremely fortunate in having access to Ted’s expertise on a continuing basis.

Words of sincere thanks to some of the folks who make this a great place to be:

 -  Our Board of Directors members Bob Hammond, Doug Smith, Joanne Gillease and Paul Barton providing oversight, advice and counsel

To say that we are indebted to Ted and Barb is a vast understatement.

Finally, thanks are certainly due to every owner here who has had a part in making Oceanside I such a delightful place to be.

2013 BOARD MEMBERS AND OFFICERS
Subsequent to the members annual meeting there was an organizational meeting of the Board which resulted in the following designated responsibilities for 2013

BUILDING MANAGEMENT
Shutter inspection and lubrication will be conducted February 18th to the 25th.  Please submit your checks to the office as soon as possible.
Rebar inspection will also start in February.  Inspections of all owner balconies will be done.

OCEANSIDE POA –
The grounds continue to be well maintained and look lovely. The following updates were completed during the summer:
In the pool area, 16 chairs and 13 chaise lounges were replaced – additional replacements are planned for later in 2013
New hand railings were installed at the northwest and southwest patio areas.
New steps for the dune walk were installed, replacing the steps taken out by Sandy.
Sea grapes on the dunes trimmed per annual county permit.

COUNTRY CLUB NEWS
The golf season kicked off in high gear this year with the start of our new golf pro, Kathy Cassese, last October. Special events for all skill levels are taking place every week as well as clinics designed for particular shot types. Check the bulletin boards for weekly details and take advantage of her teaching skills. Kathy came out on top of over 19 other PGA Pros who applied for the job last summer largely because of her extensive teaching experience (real-time and video) in the Cleveland area. This is a great opportunity for entry-level or "rusty" experienced players to get into golf at our Club.

The highlight of the tennis season thus far this year was January 12th, when a Mixed Doubles Mixer was played by 40 individuals, broken up into 20 member white and black teams. As the play continued for four hours on Saturday morning the white team won by one point (there are those who think the white team couldn’t have won without fudging a little). After a barbecue with over 50 people, nobody cared any more. The next event is a Pro Exhibition match on February 9th. It's free and everyone is invited to see some of the best tennis there is on the Treasure Coast.





SOCIAL COMMITTEE
Decorations: The decorations for Christmas were beautiful as always – thanks to Barb Behrens. Also, we send special thanks to Vera Jenkins for the new Christmas wreath that decorated the building.
Game nights: Tuesdays will continue to be bridge nights.  Thursday Game nights, organized by Sharon Roth will include a new game called 7’s – bring your nickels.  One Thursday a month, game night will be replaced by ladies night out – the first one January the 24th at the Dolphin. 
Bingo:  Ralph Hauser and Larry Wickline will have two bingo sessions in our building; starting on February 6th and ending with March 6th.  Building II will have there’s on February 20th and ending with March 20th

The Super Bowl party will be Sunday, February 3th.  Hot dogs, chili, and pizza will be served. We need all to sign up so we know how many to prepare for and also need a few more brownie cooks. Football squares will be sold at the Feb1 TGIF – call Jean Micera if you miss this opportunity and want to buy.
Valentine Party:  This year we will have a 50’s 60’s potluck dinner with music by Dan and Blanche.  The party will be February 14th right on Valentine‘s Day.  Fifties dress will be optional; but there will be prizes for best dressed. We will also have a Blanchard thank you celebration at this event!
Pancake breakfast: Our cooks Dave Hoggard and Jan Behrens had their first Pancake Breakfast on Saturday, December 8th. It was a big success as always. One more breakfast for the year will be coming up soon.
Book Club:  Laura Oleszkowicz reported scheduled meetings in Building II on January 24th and February 19th at 3PM. The first meeting will discuss books recently read and make selections for later meetings.  Laura, who takes great care of the library corner, has also requested contributions of games, puzzles and rainy-day crafts.

Other possible events – watch the board for details: Tai Chi on Thursday mornings - Day trips to the Everglades and/or south beach - River boat trip with dinner and dancing

THE ARC COMMITTEE
Ideas and suggestions:
Decoration update - Consider a first class decorator to help in the following areas:
 - Ideas for dressing up the elevators, i.e. with mirrors and carpet
 - Recommendations for the entry to make it more vibrant and colorful
 - Advice for new furniture and wall hangings
Sound System – evaluate alternatives for the sound system and TV in the social room to make it simpler           to understand and operate in order to provide music, movies, and TV programs
Social Room Tables – The tables wobble and are not level – need to look at repairing or replacing them.
